New York Requires Paid Leave for COVID-19 Vaccination

On March 12, 2021, the Governor signed new legislation requiring employers to provide paid leave “for a sufficient period of time, not to exceed four hours per vaccine injection” for employees to be vaccinated for COVID-19. Employees are entitled to be paid at their regular rate of pay, and the leave cannot be charged against any other leave such employee is otherwise entitled to, although this provision may be modified under a collective bargaining agreement.

Just Solutions Presents: Privileged Access Management

PAM, also known as Privileged Access Management, is grounded in the principle of least privilege, where users only receive the minimum levels of access required to perform their job functions. The principle of least privilege is widely considered to be a cybersecurity best practice and is a fundamental step in protecting privileged access to high-value data and assets. By enforcing the principle of least privilege, organizations can reduce the attack surface and mitigate the risk from malicious insiders or external cyber attacks that can lead to costly data breaches.

Ready Set Grow!

Did you know that Easter is a very old word? A theory is that the English word 'Easter' comes from an older German word for 'east,' which comes from an even older Latin word for 'dawn.' In spring, dawns mark the beginning of days that will outlast the nights; and those dawns erupt in the east.

It is spring and it's time to plant lots of seeds and nourish those relationships! It is especially important for Realtors, Loan Officers, Home Inspectors & Real Estate Attorneys to remind each other what an important role they all play in giving their clients memorable service!

A Golden Hello Let's Connect gift box is one great way you can standout from the rest!

Local Home Sales 75K Over Asking Price

This Real Estate Market for Home Sellers Is On Fire!! If you have a home to sell... NOW is the Time to List and Sell!! There are so many Buyers looking to purchase a home, not just in Fairport/Perinton, but in the Western New York area! Inventory is at record lows and with the flood of government money pumping into the economy, prices are just fantastic for Sellers. On the other hand, it is very frustrating for Buyers as these homes are getting multiple, multiple offers with escalation clauses and cash to make up the difference in the Appraisal and the purchase price. Buyers are willing to be very patient with the seller and the seller demands. Currently in Monroe County there are only 357 single family homes for sale.....and only 73 in the City of Rochester. In Fairport/Perinton as of 4/6/2021 there are 9 existing homes for sale.

What’s causing the demand? 1. COVID: People moving out of the City, specifically New York City and Jersey and California. 2. Large number of Millennials buying and Baby Boomers downsizing. 3. The Lack of houses under the $350,000 value. 4. The risk of inflation. Real Estate is the best investment during inflation.

Social Media is teaming with talk of Real Estate. Realtors are sending letters to homes stating they have a buyer for the Seller's home. A draw back for Sellers, if they even give an indication they are selling, is that someone knows someone who wants to buy the Seller's home. The Seller is doing themselves a great disservice if they sell their home that way!... WHY?.... Because you just marketed it to ONE person!! THE demand and frenzy around a home listed in the Multi- Listing System with a Realtor, creates multiple offers over asking price for the Seller. Personally, as a Realtor, I’ve sold my clients' homes at $40,000 to $75,000 over asking price with multiple offers, in many cases!! Don’t Leave Money On The Table!! List your home with a Realtor; it is the greatest investment in your wealth!! Remember, things go up and things go down, but they can’t make more land!

Christopher's Challenge Virtual Auction

This year, due to the Covid pandemic, we have decided to postpone our Gift of Life fundraiser to October 6, 2022. In order to keep our mission alive, we will be holding a virtual auction from April 26-April 30, 2021. We are hoping you will be able to support us by making a donation to highlight in our auction.

Christopher’s Challenge is a not-for-profit which pays for the typing of individuals willing to become potential bone marrow donors as well as other costs associated with bone marrow transplants. Over the past 22 years, Christopher’s Challenge has paid for the typing of 5,700 people, 30 of which have become donors for patients and given them a 2nd Chance At Life. Christopher’s Challenge has also raised $49,000 to support patients and their families going through bone marrow transplants.

Please contact Kathy Costello at kcostell@rochester.rr.com or 585-414-5345 to donate an item for the auction.
